Overview

Highwood stands at 70 To Kwa Wan Road in the core of the URA's "East Harbourfront" renewal area, where the Urban Renewal Authority's "sea, shore and land" concept is reshaping Hung Hom, To Kwa Wan and Kai Tak into a harbourfront district of leisure, tourism, retail and housing. Developed by Henderson Land, the project is a residential and retail landmark for the area. It is released in phases: Phase 1 is Tower 1; Phase 2 is Tower 2, a 28-storey residential tower of about 415 units from one to four-and-a-half bedrooms, over 70% of them mid-to-large two- to four-and-a-half-bedroom layouts, with a material date of 31 July 2027. The two-storey base holds a c. 60,000 sq ft mall fronting three streets - main entrance on To Kwa Wan Road, pedestrian entrances on Lok Shan Road and Ha Heung Road - with a full-floor residents' clubhouse and outdoor garden on 2/F.

Residences

Phase 2 standard units comprise one-bedroom homes of c. 265-273 sq ft (232-236 sq ft with terrace), two-bedroom 348-350 sq ft (311-312 sq ft with terrace), three-bedroom 395-464 sq ft (357-426 sq ft with terrace) and three-bedroom en-suite 512 sq ft (513-564 sq ft with terrace), plus two top-floor special units: a 684 sq ft three-bedroom en-suite with store room and private terrace, and a 957 sq ft four-bedroom double en-suite with store room, private terrace and private roof. Standard floor height is about 3.30 m, some 33/F units about 3.5 m and the whole 35/F about 4.0 m.

The residential exterior by local studio LAAB features streamlined three-in-one balconies with folding drying racks concealed in the air-conditioner platforms. Units use a Breathing Façade ventilation device that brings in fresh air without opening windows; kitchen cabinetry comes in four finishes - Timber, Modernism, Luxe and Expressionist - each paired with its own balcony light colour. Standard units include a Miele steam oven, Siemens washer-dryer and Mia Cucina gas hob and hood, with bathroom fittings by Hansgrohe, AXOR, Gessi and Geberit; entrances have shoe cabinets and custom ceiling storage, bedroom floors carry acoustic underlay, front doors are by Italy's Barausse, and a home automation system is fitted throughout.

Clubhouse and Garden

Club Highwood, designed by London's Conran & Partners around the idea of "Nature Hood meets Artist in Residence", offers the Reading Hub co-creation space, The Converge for neighbours to gather, the Gala House for shared cooking, the Chill Theatre private cinema, The Stereo Club music room and the Spirit Lounge, together with the Fitness Yard gym overlooking the garden and two dedicated Pilates rooms - The Pilates Hall and the Private Pilates Studio - equipped with GYROTONIC and Balanced Body Reformer apparatus. French muralist Elsa Jeandedieu created bespoke artwork for the clubhouse.

The c. 8,500 sq ft outdoor garden by Thai landscape studio Shma is a three-dimensional "Nature Hood" of themed areas such as Cave Stream, BBQ Cave, Rock Ridge and Rockery Gorge, with two glass-walled round pavilions: the Zen Pavilion for yoga and meditation and the Adventure Pavilion, a kids' zone with treehouse climbing. Two large outdoor sculptures by Korean artist Jeon Yong Hwan sit on Hilly Play and Harmony Ring.
