August land market sees both volumes and prices fall, with sentiment down sharply from July

As at 25 August, nationwide commercial land sold via tender, auction and listing totalled 40.74 m sqm, down 14% YoY, with the decline narrowing by 1 ppt from the previous month; transaction value was RMB 95.3 bn, down 16% YoY, mainly reflecting a lower share of quality residential land in higher-tier cities during the month.

Land auction sentiment cooled in tandem in August, with only a handful of quality residential plots in Shenzhen and Hangzhou clearing at high premiums. The average accommodation value was RMB 2,339/sqm, down 3% YoY, and the average premium was 5.6%, the second lowest of the year. Market sentiment continued to diverge: tier-1 cities held a high average premium of 26.64%, a monthly high for 2025, while tier-2 cities averaged just 2%, the lowest of the year.

Listed developers publish 2025 interim results as operating performance diverges further

Among the TOP 50 listed developers that have published 2025 interim results, net profit attributable to the parent totalled RMB -98.483 bn in the first half, with losses widening by RMB 32.3 bn YoY. Of the 50, 33 were loss-making, over 60% of the total; 36 reported YoY revenue declines, over 70% of the total. This reflects an industry still in a deep adjustment phase overall.

At the same time, the industry is showing a degree of divergence, with turnarounds into profit and first-time losses coexisting. Four developers swung from profit to loss: Hopson Development, Greenland Holdings, Cinda Real Estate and China Aoyuan. Cinda Real Estate posted a net loss attributable to the parent of RMB 3.69 bn, Greenland Holdings a net loss of RMB 3.506 bn and China Aoyuan a net loss of RMB 8.814 bn.

Three developers reversed losses, with net profit attributable to the parent turning positive in the first half: Sino-Ocean Group, Zhongzhou Holdings and Grandjoy Holdings. Sino-Ocean Group booked a profit of RMB 10.2 bn, against a loss of RMB 5.382 bn a year earlier. This, however, was largely underpinned by non-cash gains from offshore debt restructuring rather than any improvement in the underlying operating business.

Among the TOP 50 listed developers, 17 remained profitable in the first half, with aggregate net profit attributable to the parent of RMB 45.272 bn, the vast majority of them state-owned. In H1 2025, Poly Developments, China Overseas and China Resources Land each recorded sales above RMB 100 bn, holding the industry's top three positions; they were also among the most profitable in the first half, with combined net profit attributable to the parent of RMB 23.19 bn, or 51% of the total for the 17 still-profitable developers.

China Resources Land emerged as the "profit king", with H1 net profit attributable to the parent of RMB 11.88 bn - more than the combined net profit of Poly Developments and China Overseas - up 16.2% YoY; revenue was RMB 94.92 bn, up 19.86% YoY, a rare performance in the current industry. In 2024, China Resources Land was already the industry's "profit king" with net profit attributable to the parent of RMB 25.5 bn.
